The most common reason a conservatory leaks is worn seals between the glass roof panels: they fail in about 2 years on average, and every glass-panel roof goes through this. The fix is regular servicing and seal replacement; also check whether the drops are actually condensation.
Short answer
A glass-roof conservatory is trouble-free at first. Over time the seals between the glass panels wear and the roof starts to leak; in our field experience this happens within about 2 years on average. There is no glass-panel roof type that avoids it, so regular servicing and seal replacement when needed are essential. As an authorised Albert Genau manufacturing dealer, SkyArt Group maintains the conservatories it installs and replaces seals with its own service crew.
First, tell them apart: leak or condensation?
Not every drop on the roof is a leak. If a closed space is heated in winter without removing moisture, condensation forms on the cold glass and drips down. Telling them apart changes the fix:
| Sign | Likely cause | What to do |
|---|---|---|
| Dripping from panel joints during or just after rain | Worn seals | Call service for seal checks and replacement. |
| Moisture and drops across the roof on cold mornings without rain | Condensation | Heat with a dehumidifier or air conditioning and ventilate. |
| Overflow at the front, along the gutter | Blocked gutter profile or post drain | Have the gutter and drain cleaned. |
We explain causes and prevention of condensation in why condensation forms and how to prevent it; the same rule applies to conservatories.
Why do seals fail?
A glass roof is fixed, but the joints between panels are closed with seals. A seal is a part exposed to the weather outdoors for years and it wears over time. So the problem is not a "bad product" but a point that needs maintenance by the nature of glass-panel roofs. Installing the roof with at least a 15% slope lets water run straight to the front gutter instead of sitting on the roof, but slope does not remove the need to maintain the seals.
What to do
- Call service: the seals are checked on site and worn ones replaced.
- Keep up regular maintenance: checking before leaks start protects the furniture and floor inside.
- Keep the gutter and drains clean: if the front gutter or post drain blocks, water can overflow.
- Control humidity in winter: use a dehumidifier or an air-conditioning type heater.
Warranty and maintenance
All our products carry a 2-year warranty, extended for customers who keep up regular maintenance. Under the extended warranty, parts are replaced free unless it is a very large component. Maintenance after the warranty is paid (is maintenance paid after the warranty?).
If you are planning a new one
If you are planning a conservatory, budget for seal maintenance from the start. We compare roof options (fixed glass, composite roof, opening roof) in what is a conservatory made of?; for awning versus glass roof see this article. A Sky Zip blind under the roof helps against summer overheating.
If your conservatory leaks or you are planning a new one, send us a survey or service request.
